Casa Jarrah 2017

House Notes – Casa Jarrah

This light-filled home is purpose-built for a retired couple.
Their lifestyle is reflected by the dedicated study, studio (optionally 3rd and 4th bedrooms), garden and outdoor areas.
The home has an average EER of 8.1 stars (highest value is 9.2), and has been built to a relatively modest 150 sqm floor-plan to ensure ample garden and outdoor areas around the home.
It is designed as a “forever” home with Universal Access (UA) standard compliant features including minimal steps, wide doorways, hobless showers and additional bathroom wall support for future handrails.
The solar passive design ensures the winter sun is soaked up by the polished concrete floors and is managed through high insulation levels.
The carefully insulated and airtight construction means that heating is minimal with small, responsive electric convection heaters.
Electricity is generated via the solar panels and backed up with Tesla battery storage.
Cooling is managed through ceiling fans and raked ceilings with openable clerestory windows.
A 20,000 litre stainless steel tank supplies water for the garden, washing machine and toilets. An automated drip irrigation system is installed.
The garden comprises mulched beds of mostly hardy native plants, fruit trees and ground covers as well as raised vegetable garden beds. Gravel paths and some paving complete the landscape design.
The project is an example of a new home that gives equal precedence to the house as it does the garden.

This property has disability access.
