The Woodend Winter Lodge 2017

House Notes – The Woodend Winter Lodge

This Family House is built on a bush setting, and is the second house to be built on this parcel of land. The site is in an older part of the Woodend Township, and it was felt that the look and feel of the home should complement the neighboring houses which are of a Californian Bungalow to 1950’s era. Features such as heavy posts, strong roof pitches and lightweight cladding are typical of this era and further complement the first house built on this lot in 2015.
Material choices are made with considerations to the longevity, future maintenance and the embodied energy of each product.
Integrated Energy Efficiency is important – the house is well oriented, and super insulated (most of the enviro boxes are ticked at this point) thus making the need for additional heating less of an issue. Main house heating source is wood, but with a hydronic back up system.
Due to site constraints (existing trees) the house is 2 story, with a master bedroom on the ground floor. Upper rooms can be isolated from the ground floor so that only the areas occupied are heated.
Build Quality and Design is critical to Environmental Responsibility – the house must be adaptable and last for generations to justify it’s construction.
Solar hot water is utilised, and there is a lot of North facing roof for Photo Voltaic Panels, although…. The trees do not help on this point.

Designed by Bruce Kirkman Architects and built by John Winter Master Builder.
