This 1980s brick-veneer two-bedroom unit has had an energy efficiency renovation along the lines of the Beyond Zero Emissions book Energy Freedom Home, including top-up ceiling insulation, spray-foam wall insulation, replacement of gas appliances with efficient electric, solar PV, some secondary glazing to windows, pelmets, lighting and draught proofing from 15ACH to 9. The post-renovation Scorecard assessment reached 10 stars.
The previous tenant moved out and we took the opportunity to do an energy makeover. We wanted to make sure we were walking the talk with this property as well as our own house. While the financial return will be some years in the making, we can feel satisfied our new tenants are physically comfortable, and happy with the slightly increased rent but lower energy bills.
The best part of the house is the result of all the little actions that add to much higher comfort levels. Our tenants’ visiting family members have been amazed how warm it is without heating and have asked for home energy assessments at their places as a result.
