We moved into the property in January 2024. It had been a rental property for many years and was quite dated. It is a standard brick veneer build without any significant features and the objective was to give it an update while also improving the efficiency and comfort. With our limited budget we’ve looked at ways to improve efficiency without major works. For example, we had the roof repainted in light colour before adding solar PV, carefully sized to our current and expected loads. We’ve invested in dual honeycomb blinds in place of replacing windows. We’ve gradually replaced all lighting with LED. Where possible we’ve used high-quality sustainable and recycled materials in flooring and curtains and used low-VOC paints. The property is now fully electric. We’ve managed to replace all combustion equipment now including our car, yard equipment and most recently the BBQ also! We use energy management to closely monitor consumption and where possible shift appliance use to during the day. We use automation to make sure hot water runs only on solar and self-consumption is as high as possible. Water use is also monitored and toilets have been replaced / updated to use high WELS rating cisterns and shower heads. The focus is now being turned to the exterior with additional tree planting, shade sails and rain water tank planned for the coming year. The house is simple, but comfortable and a good example of how it is feasible to fully electrify on a limited budget and save thousands at the same time.
