This house has been sold and unlikely to open again in the future.

Our owner-built home is close to super-insulated, with:

  • Load-bearing strawbale walls that are estimated to be R6.0 – R9.0
  • R8.0 insulation in the ceiling under a colorbond roof
  • Some mudbrick internal walls for thermal mass, with R2.0 insulation in every other internal wall to minimise noise and increase comfort
  • Triple-glazed windows
  • A layout that allows for good cross-ventilation
  • A heat exchanger and reverse cycle air conditioner available, but rarely used
  • Wood heater for winter comfort
  • Raked ceiling to collect summer heat and let it out through a double-glazed skylight window
  • Solar tube hot water
  • Solar 3.72kW JA 310 Enphase 250 micro-inverter system
  • Laminated floors in the bedrooms for comfort, with tiles in the other areas for durability and ease of maintenance.

The inside temperature during the last year has been between 17 and 24 degrees, mostly without any heating or air conditioning, and in a very windy location at 800m. The house has four bedrooms and a study; the property also has:

  • A 2.5m-wide veranda with excellent shading around most of the house
  • Leafless guttering to minimise fire risk
  • 120,000L water tank
  • A worm farm for sewerage
  • A roof area for water collection that, including the shed, is 500m2.

All on a 10-acre block 25 minutes from Canberra.

Note on getting here: Don’t use Newington Road (GPS is wrong)! Find Denley Drive, then Birchmans Grove and, finally, Sarah Reef Road.
